Commercial Property in the Summer
It’s summer and people are OUT! Beaches, campgrounds, and golf courses are crawling with sun-loving folks; yet so are stores, malls, and restaurants. Let’s face it, when the weather is nice, people get out and about your commercial property gets traffic.
#1 Watch-Out: Lighting and signage
A well-lit sign and a highlighted parking lot are crucial factors for a safe and welcoming environment. As commercial property owners, the signage and parking lot lights are your responsibility (unless noted otherwise). When things are illuminated nicely and fully, it’s not only inviting but essential for the safety of others. Not only can they see where they are going and who/what is around them, but they can also see holes and other trip hazards.
#2 Watch-Out: Landscaping
Landscaping matters! Well-groomed grounds draw attention to the eye. When the eye likes or dislikes what it sees, emotions fire up, and the visitor immediately judges the property. They might ask themselves these questions:
Is this safe?
What kind of experience will I have?
What kind of vibe is happening here?
These are great questions you should ask yourself about how you want your commercial property to be perceived. The beauty of this all is that it’s fairly easy to improve the landscape, especially if you hire it out. Yes, it’s worth pulling weeds, pruning trees, planting attractive plants and shrubs, and all that is involved in lawn care.
#3 Watch-Out: Parking Lot Policing
Warmer weather invites all walks of life and business to your commercial property parking lot whether you want it or not. We’ve experienced abandoned vehicles, people performing oil changes, and unauthorized food trucks.
Food trucks are great, but they must have permission to park in the lot and have the documentation to operate a food truck.
NOTE: Before giving authorization for a food truck, check with your tenants, especially restaurant owners. Food trucks are a direct competition to your very own tenant who pays you rent!
